On April 17, 2025, our client, North Park Fire Protection District, officially opened to the public with a “firehose cutting ceremony” (unique take on a ribbon cutting) to celebrate the opening of their new firehouse to the community. We are delighted to see this project come to its full vision and honored to have been on the team.
Cord served as construction manager, partnering with the North Park Fire Protection District and the project architect to re-evaluate the design and find opportunities to reduce costs without compromising essential functions.
A comprehensive value engineering process was undertaken to identify areas of the design that were non-critical to the fire department’s operational program.
Key areas of optimization included:
Building Size: After thorough analysis, Cord led the team to reduce the overall building size to 20,000 square feet, achieving cost savings while preserving necessary features.
Roof Height: The roof height was evaluated and adjusted, resulting in further savings without impacting the functionality of the space.
Bay Spacing: The bay spacing for fire apparatus was reviewed, and structural costs were optimized without sacrificing operational efficiency or safety.
During construction, the North Park Fire Protection District expressed a desire to add several upgrades to the project. Cord worked closely with our client to incorporate in-floor heating and epoxy flooring in the apparatus bays, enhancing the functionality and longevity of the facility.
